Some of the best sauna sites in the country are run by people who shouldn't have to find the capital before they can start. So for a small number of sites we believe in, we place the sauna ourselves: we build it, fund it, own it and insure it, you run it as your own with our playbook behind you, and a share of the revenue comes back to us.

It's a real partnership rather than a product, which is why we only start a few each season, and always with one sauna first. If you think your site is the one, we'd love to hear about it.

How a partnership works

We issue the sauna. Sauna Box builds, funds, owns and insures the unit, so there's no upfront cost to you. It's never a lease: the sauna stays a Sauna Box asset throughout.

You run it. The sessions, the pricing and the day-to-day are yours, and you keep the majority of the takings. A revenue share comes back to us, reported from your bookings each month.

We model it together. Every deal is worked through openly on a call, line by line, so both sides know exactly how it stacks up before anyone commits. We don't publish the numbers here because every site is genuinely different, and we'd rather be accurate with you than tidy on a webpage.

What we bring

  • A commercial-grade sauna, built by hand in our Suffolk workshop and made for daily use.
  • Delivery, siting and setup, worked around your site.
  • Maintenance and spares: we look after the asset, because it stays ours.
  • Training and the operator playbook we wrote by running our own saunas since 2021.
  • A network of 34 operators who've already asked the questions you're about to.
  • Our own booking and reporting software for partner sites is in development; until it rolls out, you keep the booking system you already trust.

The sites we look for

A partnership works when the site and the person are right:

  • Genuine footfall. Coast, forests, water, leisure venues, hotels, gyms and campsites are typical. People need a reason to already be there.
  • Someone ready to run it. Sessions, community, the daily rhythm: a partnership needs a hands-on operator, and that's you.
  • Ready now. Access, power and permissions within reach, so the first season isn't spent waiting.

We always start with one sauna, prove the site together, then agree a schedule to add more. That's exactly how Fowey Hall went from one unit to three.

1. Tell us about your site. Where it is, the footfall it gets, and how you'd run it.

2. A call with the team. If the site looks right, we'll walk the numbers together and answer everything openly.

3. An honest answer, either way. We only start a handful of partnerships a season, so if it isn't the right fit we'll say so early, and we'll usually be able to point you at a better route.

When a partnership isn't the right fit

  • You want to own the sauna outright. That's our build route, and it's a great one: see the builds, or the full guide to starting a sauna business.
  • You want it fully hands-off. We're builders and partners rather than site operators, so we don't run saunas on your behalf. If you want a sauna for your guests without running sessions as a business, an outright build for your venue is usually the honest answer.
  • You're looking to lease. We don't offer leasing on any route. Partnerships are a free issue with a revenue share; builds are owned outright.

Is this a franchise?

Not in the traditional sense, and deliberately so. There's no franchise fee, no rigid template you're locked into, and no extractive ongoing licence. We'd rather build a small number of real partnerships with people whose values line up with ours than sell a badge.

Is Sauna Box a franchise?

Not a traditional franchise. There is no franchise fee and no rigid lock-in. A Sauna Box partnership is a selected arrangement where we issue the sauna for free, you run it, and a revenue share comes back to us, with the deal modelled openly for your site.

Do I need to put money in to partner?

No. For selected partnerships we issue the sauna: we build, fund, own and insure the unit, so there is no upfront cost to you. You run the site and keep the majority of the takings, with a revenue share to us.

Is a partnership a lease?

No. We don't offer leasing on any route. In a partnership the sauna stays a Sauna Box asset that we fund, own and insure; if you'd rather own a sauna, that's our build route and ownership transfers to you outright.

Is a partnership open to anyone?
